Final map for Las Casitas approved

The San Diego County Board of Supervisors approved the final map and a secured joint agreement for a 12-unit Bonsall condominium lot currently owned by Las Casitas at Bonsall, LLC.

The 5-0 vote September 20 also accepts access rights from one lot in and to Camino Del Cielo and accepts a noise protection easement. The 1.734-acre lot southeasterly of Camino Del Cielo and northeasterly of Via Casitas will include a wrought iron fence surrounding the project on the southern side, which will create a separation of the project from Via Casitas.

In September 2005 the county’s Planning Commission voted to approve the tentative map and major use permit for the project. The developer has since satisfied all conditions in the resolution of approval, has secured the necessary public and private improvements, and has paid all fees and deposits. The map has been examined and found to be technically correct as well as in compliance with state law and county ordinances, and it is consistent with all elements of the county’s General Plan. The Rainbow Municipal Water District, which will provide water and sewer service, has approved the plans.

Since the 12 condominium units are on a single lot, no new public or private roads are needed. The access will be from Camino Del Cielo along a 24-foot private driveway which will run parallel to the dwelling units.

A joint performance bond of $263,200 has been placed with the Clerk of the Board of Supervisors to cover $126,000 for improvement of the driveway and drainage facilities, $102,300 for improvement of water facilities, $30,000 for improvement of sewer facilities, and $4,000 for setting of final monuments. A joint labor and material bond of $131,600 has also been placed with the Clerk of the Board to guarantee payment or labor and material involved in the construction of the improvements.
