When it comes to advice on how to preserve asphalt and keep it in the best possible condition, Scarbrough and Fuller say water is the biggest culprit for problems.

“The worst thing you can do to your asphalt is to allow water to keep running over it in the same area,” Robert Fuller said. “Be sure your sprinklers are directed properly and do not over-water the area.”

Scarbrough agreed, “That’s always the first place the asphalt starts to break down. Also, people need to be careful to understand that fuel, solvents and oils will break down the asphalt.”

The duo also mentioned that many products people pick up at big-box home improvement centers do not have the quality ingredients needed for long-lasting asphalt repair.

“The cold mix people pick up doesn’t have the necessary type of oil to harden for a long-lasting surface,” Scarbrough said. “Some people also use roof tar to fill asphalt cracks and that gets sticky in the heat.” F & S uses products such as Seal Master, Guard Top and Satin Seal.
