Ruth Kavanaugh: a realtor to depend on

Over the last seven years, Ruth Kavanaugh has built quite a name and reputation for herself in the real estate industry at Coldwell Banker Landmark Group, and she has the awards to prove it. She has already been presented with a Customer Satisfaction Award, Outstanding Performance Award, President’s Circle Award, Production Increase Award and International Diamond Society Award.

Before Kavanaugh became a realtor, she spent 35 years in management for Coherent Medical. After spending all that time in one career, she decided it was time for a change. “Life is too short to spend more time doing the same thing when you could be doing something different,” she claims.

Kavanaugh’s sister-in-law worked in the real estate industry and she thought about pursuing the same avenue. In her previous line of work, she dealt with many salespeople, so Kavanaugh had high standards in regard to customer service and has applied her very own blue-ribbon philosophies to her clientele at Coldwell Banker Landmark Group.

In 1999, Kavanaugh and her husband left northern California and made Fallbrook their home. “We love it here,” she said, emphasizing the word “love.” “The weather is great. We had more beautiful outdoor days in that first year here than we did in 12 years in the Bay Area.”

Kavanaugh loves all facets of a real estate transaction but admits she has a special interest in out-of-town people who are seeking a home in the area. She empathizes with the stresses of moving to a new home that is miles away, since she herself did the same thing.

Kavanaugh recalled the disappointments she faced when meeting with out-of-town agents: “We had contacted a couple different realtors who were mostly on the coast and told them what we were looking for before we met them.”

When Kavanaugh and her husband made the trip down south, some agents had nothing prepared. It was at that time she realized she would never practice that kind of business with her own future clients.

Even with her soft spot for out-of-area buyers, Kavanaugh enjoys helping “in-town” buyers, too. “I really focus on doing a good job for people out of the area, because they don’t know what’s here,” she added.

Kavanaugh considers all areas of real estate her specialty but prides herself in being a detailed problem-solver, even in the negotiations process. While her perfectionism stands out in the industry, she has also been recognized by her clients for being a great listener, flexible and patient.

Although the real estate market is sluggish right now, Kavanaugh believes that there is still a pulse. She understands that sellers want top dollar for their properties but, she explains, that is not what’s going on in today’s market. Comparable sales are not dictating the price listing; the market is the final judge these days. Real estate is cyclical and Kavanaugh believes the value of homes will go up once again. In the meantime, right now is a great time for buyers!

When Kavanaugh is not working in real estate, many can find her dipping her hands into Mother Earth while gardening at home. “Gardening is my passion. It’s my time with God.” Be it landscaping, flowers, vegetables or herbs, Kavanaugh finds an inner peace and harmony when working outside.

Kavanaugh thoroughly enjoys being a realtor and looks forward to meeting new clients and working with her repeat customers. “My favorite part of this job is being with people and building relationships,” she said.
