Charles Lloyd: an agent with industry knowledge

Charles Lloyd, a broker associate with Willis Allen Real Estate in Fallbrook, has made himself a poignant career in the real estate industry over the last 36 years.

While attending San Diego State University, a young Lloyd earned his license and began working for a friend who owned a real estate business. “That’s when it all started,” said Lloyd.

A Fallbrook native, Lloyd knows all the nuances in the area. He intimately knows the school systems, land, utilities and county issues. His specialties in real estate have encompassed residential single-family, residential multiple-family and commercial properties.

However, Lloyd is a true authority in land and lot splitting. His experiences in this area cover both parcel maps (five parcels or less) and subdivisions (five parcels or more).

In the last five years, Lloyd has recognized a significant change in Fallbrook property. “We are in a transition,” he explained. “We have more expensive properties.”

Five years ago, there were not many million dollar-properties; today, we have them, along with higher property price tags. Lloyd’s theory about this transition stems from lot splits, which, he says, “have become difficult and take a lot of time and a lot of money.”

Lloyd has personally dealt with the county rules and regulation changes regarding lot splits. “Lot splitting can now take three to four years to finish; years back, it used to take 12 months,” he shared. The county, always in a state of flux, adds new studies and additional fees. These higher fees are tantamount to the listing price of a particular property.

Being a veteran in this realm, Lloyd has built strong business relationships with contractors. “I still have them as clients,” he said. And for more than three decades, Lloyd has garnered a sizeable, content clientele created by every different type of transaction from commercial to residential.

So, what is Lloyd’s favorite type of real estate transaction? “When one is closed,” he answered with a humorous undertone.

But in all seriousness, Lloyd is known in the industry for his integrity and honesty. “I focus on the clients’ needs.” From start to finish, he is there for his clients.

“I’m not going anyplace,” he said. Lloyd’s reputation is unscarred and he remains grateful that he has had the opportunity to work with such nice people.

Lloyd enjoys the challenges in business and is masterful when finding solutions and jumping over those business barricades.

Though he has traveled extensively throughout the world, Lloyd still finds Fallbrook one of the best and most unique places to live. He believes it is sought after for its countryside setting and laid-back charm.

“I think a lot of people live here for the privacy,” he said.

Lloyd is very gratified working with a great group of people at the Willis Allen office and, in general, working with such a great company.

“I am really comfortable with the people that I work with,” he shared. Rather than being competitive with one another, the agents watch out for each other and all their Willis Allen clientele.
