Planning Commission approves Marquart Ranch subdivision

The county’s Planning Commission voted 6-1 October 5 to approve a tentative map which will subdivide the 44.2-acre Marquart Ranch property into nine residential lots.

The approval also accepted a revision to the environmental Mitigated Negative Declaration for the project in the 8700 block of West Lilac Road just east of Interstate 15. While most of the property will remain in agriculture, a loss of 4.1 acres of agriculture was designated as a less than significant impact. An avocado grove exists on the site, but the lot split is intended for family occupancy rather than for sale to outside buyers.

Bonsall Sponsor Group chair Margarette Morgan noted that the sponsor group worked with the Marquart family and their consultants on the project. “They have done a wonderful job,” Morgan said. “They’ve really invested in the property and having agriculture.”

The work also included collaboration with the Deer Springs Fire Protection District to balance access requirements with the desire to preserve grove roads.

“It’s quite a wonderful family story,” Morgan said.
