Angelique Lyle an expert at marketing homes

Angelique Lyle, a Realtor with Willis Allen, displays true real estate marketing finesse. Before becoming a licensed Realtor, Lyle enjoyed another industry after graduating from the University of Southern California.

With a distinct aptitude for style and fashion, Lyle attended the Fashion Institute of Design and Merchandising in Los Angeles. From there, she jetted to New York and became a noted fashion merchandiser and product developer for nearly nine years. Her talent sent her all over the world, where she had the opportunity to work with some of the biggest names in the business.

While living in New York, the real estate bug bit Lyle. “My husband and I bought a weekend house in upstate New York; it was our first big project,” she said. On weekends, Lyle and her husband would escape the hustle and bustle of New York City and spend time renovating their country home, which sat on nine acres. Lyle’s aptness in fashion enabled flair in the renovation.

When Lyle joined her husband on a visit to see his parents in Fallbrook, she became enamored with the area. “Fallbrook was just gorgeous,” said Lyle.

After selling their weekend residence, Lyle and her husband returned to California and decided to make Fallbrook their home. “We came to Fallbrook so we could own land and be close to family.”

Once in California, Lyle became even more intrigued with real estate and decided to make it her career. Her specialties are in residential properties, but what sets Lyle apart from others in the field is her creativity in marketing her listings, especially via the Internet.

“Today’s market is completely different; 70 percent of buyers are Internet shoppers before they even come to an agent,” said Lyle. “Everybody is on the Internet looking at homes.”

Along with the exceptional avenues Willis Allen takes in marketing for their clientele, Lyle takes an extra step by posting her listings on every Internet site possible, including – but not limited to – Realtor.com, Craigslist.org and Kijiji.com.

“People who are Internet savvy are looking at these places, and those sites feed into other real estate sites like Trulia.com,” said Lyle.

According to Lyle, listing a home takes aggressive marketing, because these days, it takes a lot more to sell a home than to just put up a real estate sign and have it listed with the Multiple Listing Service.

Virtual tours are essential when it comes to marketing, said Lyle. With that said, the tour of the home and accompanying photos must be the best they can be.

“You have to have really great photographs of your property,” she said. Mediocrity is not going to capture the eye of a potential buyer, Lyle said. First impressions mean everything.

“Taking photos of a home should be done on a nice, clear day,” she said. “That’s really important.”

Lyle’s talent in marketing is all about exposure for listings. In a sluggish market with high inventory, exposure means everything.

Along with her adeptness for marketing, Lyle has a reputation for being diligent, forthright and establishing a good business rapport with her clientele. Her genuine warmth and business savvy is a “win-win” situation for all involved.
