Coldwell Banker Landmark Group had recognized a shift in community needs, explained Rahlf. In pricing the rental, Rahlf has an adept system. “With a Complete Comparative Market Analysis, I come up with what rent is in the area, what is comparative to their property, and show property owners what their competition is,” she said. “In order to get a property rented and a quality tenant in there, we have to be comparable with what the market is telling us; otherwise, the market will reject our offer.”

“In the Tenant Placement Only service, once the lease is signed and the tenant is in place, we step away and we are done with our services,” she said.

Their Monthly Management service offers wonderful features. “One of the neat things that we offer to the property owner is along with the monthly rent check, we send a monthly statement to the property owner; it’s my way of keeping the owners updated on what’s going on.”

Notations of conversations or happenings on the property are included, as well as the mention of any minor repairs that were done. Rahlf will also notify the property owners of any observations in her drive-by inspections. “If anything happened on their property I will let them know about it.”

Tenants pay the property manager directly, said Rahlf. If rent check does not arrive on time, they will make the necessary phone calls to the tenant. “And if it comes down to it, we will do the eviction process.”
